National property consultancy, Bruton Knowles has been instructed to market a significant 33 acres of land in Bishop’s Cleeve, Cheltenham. The site will be pivotal in bringing much-needed housing to the area, with outline planning permission granted for 215 dwellings.
The consultancy, which has its head office in Gloucester, worked in conjunction with land promoter, Gladman, who successfully secured planning permission for the 33 acres of land on behalf of its client late last year.
Bruton Knowles is now selling the land on Stoke Road as two separate lots. The planning permission grants 26 acres of the land for residential development, allowing for a mix of one to five-bedroom homes of which 40 per cent will be affordable housing. The remaining seven acres to the south of the site allows for commercial and retail development.
The village has experienced high population growth in recent years and now has a population of 15,000. The sale and subsequent development of the site will be pivotal in providing much-needed housing to the area to meet demand.
The site will also help to meet the ambitious housing targets outlined in the region’s Joint Core Strategy. The plan, adopted by Gloucester, Cheltenham and Tewkesbury’s Local Councils, state that to meet the current housing shortfall in the area, 35,000 homes must be built by 2031.
The Land and Development team at Bruton Knowles is now inviting developers to submit separate offers for both the residential and commercial land.

The commercial land is offered For Sale by Private Treaty, Freehold with vacant possession. Conditional or unconditional offers will be considered, with a guide price of £2.6m.
